The Mesa County housing market continues to show interesting dynamics as we move through the summer of 2026. Here's a comprehensive look at the latest numbers and what they mean for buyers and sellers across the Grand Valley.
The average price per square foot in Mesa County reached $271 in June, up 4.4% from the previous month and essentially flat compared to last year (-0.1%). The year-to-date average sits at $259 per square foot, reflecting a market that has stabilized after the rapid appreciation of recent years.
Closed listings totaled 284 in June, a slight dip of 1.4% from May and down 5.4% compared to June 2025, when 296 homes closed.
The average days in MLS climbed to 101.94 in June — an 8.3% increase from the prior month and a notable 19.5% jump from the 85.28 days seen a year ago. This suggests buyers are taking more time to make decisions, giving them additional breathing room compared to the frenzied pace of previous years.
The percent of closed price to list price came in at 95.73%, virtually unchanged from last month (-0.1%) and down 1.2% from last year's 96.84%. Sellers are still getting strong offers, but the days of bidding wars well above asking price have moderated.
Active listings surged to 815 in June, up 7.2% from May and a substantial 20.7% increase from the 675 active listings this time last year. This growing inventory is welcome news for buyers who have faced limited options in recent seasons.
New listings came in at 324, a 3.8% increase over May but down 3.6% from the 336 new listings in June 2025.
Pending listings dropped to 352, down 1.7% from May and 8.1% lower than the 383 pending contracts seen last June. Months supply of inventory rose to 3.07, a 7.8% increase month-over-month and a significant 26.4% jump from 2.62 months a year ago. While still technically a seller's market, the balance is gradually shifting.
