The Grand Junction area market continues to show resilience heading into the second half of 2026, with rising inventory giving buyers more choices while prices remain near record levels.
The average closed price in Mesa County hit $523,678 in July 2026 — up 3.2% from last month and 0.9% higher than this time last year. The median closed price came in at $420,000, reflecting a 2.4% month-over-month increase, though it sits slightly below (-2.3%) last July's figure.
Homes are selling at an average of $270 per square foot, essentially flat from last month but up 1.1% year-over-year — a sign that per-foot value remains stable across the county.
One of the biggest stories this month is inventory growth. Active listings jumped to 881 — up 8.1% from June and a significant 22.7% higher than a year ago. That's great news for buyers who have been navigating a tight market over the past few years.
New listings came in at 308 for the month, up 4.1% year-over-year, though slightly off from June's pace (-4.9%).
With more homes available, the market is beginning to balance out. Pending listings fell to 325 in July, down 7.7% from the prior month, suggesting buyer activity has moderated slightly from the spring peak.
The months supply of listings reached 3.59 — up 8.2% from June and a notable 27.7% above last year's level. While still below the 6-month threshold typically considered a buyer's market, the trend is clearly moving in that direction.
The average days in MLS climbed to 102.34 in July, up slightly from 101.94 last month. Sellers should plan accordingly — while homes are still selling, buyers have more time and leverage to negotiate.
Homes are closing at about 95.33% of list price, which means sellers are netting slightly less than asking — reinforcing the importance of strategic pricing from day one.
